If you're building a new home you'll hire a contract plumber to do the entire plumbing. But if your hot water tank blows or a pipe breaks you are going to need a rapid response plumber because suddenly you have a plumbing emergency. So here's how to hire a good plumber.

When you need an emergency repair you need it now and you want to know that that not only are you going to have a rapid response plumber you are going to have a quality repair at an affordable price.

You can almost count on that break or that emergency occurring at the most inconvenient time which constitutes an emergency and you are going to have to be prepared to pay a little more for that emergency call out. That said you shouldn't get hosed.

Plumbers often specialize in either new construction or repair. If you need a plumber for your new construction then you'll have plenty of time to get quotes from someone who specializes in new home construction.

If you need a scheduled repair you still will have plenty of time to find someone that can do the repair for you. Both with scheduled and new construction you should have plenty of time to get multiple bids. The problem arises with an emergency where you don't have nearly the amount of control that you do with the other scenarios.

But that doesn't mean you should let someone walk all over you. When you contact the plumber explain your emergency then before asking them to come out find out what their emergency fee is, their hourly rate, and how they track their time. If you don't like what you hear thank them and go onto the next plumber.

Remember most emergencies can become a non emergency and just an inconvenience by shutting off the water or not using the sewer system.

For whatever type of work you hire a plumber for you should talk with him about the work so you understand what is being undertaken. If you feel that the repair is growing beyond where it needs to be look for a different plumber. Always choose a plumber that you feel comfortable with and are confident will do the job efficiently, quickly, and within budget.

No matter what type of work you are having done there should always be a contract. The contract should outline everything that is going to be done including all the parts and the price that was quoted for the job. The guarantee should also be in writing. Generally you should expect a year guarantee.

Plumbers have to be licensed so to verify all you have to do is ask for their license number. You also need to make sure that they are carrying proper insurance should they damage something in your home.

If you have time always check references. Of course with an emergency you won't have that option. The best way to be prepared for an emergency is to have a couple of plumbers picked out in advance that you know you would be comfortable with doing the work. Or if you've used a plumber in the past call him.
